House refurishment whereby the client required extensive remodeling togther with a single storey rear extension. The decision was made to remove the existing roof and create two additional rooms within the attic space.





01 | DESIGN WORK
​
All aspects of design work is undertaken including concept design, basic layouts, basic models and any ideas relating to potential projects of work. These services are provided as either fixed fee or time charges depending on the size and nature of the project.

The purpose is to quickly look at potential projects and explore ideas, with a view to progressing the build onto Planning Permission, Detailed Design and then realisation on site.
02 | PLANNING PERMISSION
​
Certain aspects of work will require Planning Permission, although this isn't always the case. I can advise your options regarding the necessary permissions prior to embarking on your project.
​
For projects that do require Planning Permission, then a full design and application service is available which is managed from start to finish. All the necessary drawings and documents are provided and the application is made on your behalf. Where there is a requirement to liaise with Planning Officers then this also included within the service.
03 | DETAILED DESIGN

For projects that have already obtained Planing Permission (or those not subject to Planning Permission) then further detailed design work may be required. This would usually take the form of drawings and documents for the purpose of complying with The Building Regulations, along with non-structural calculations in preparation for an application to Building Control.

This service may also require input from a Structural Engineer. Clients can either supply details of their own Engineer or request that they are put in touch with an Engineer suited to their particluar project.






04 | PROJECT MANAGEMENT

Site supervision, site visits or full management of projects under a JCT (Joint Contracts Tribunal) building contract are available. Advice on insurance, payment of contractors and how to proceed with a project without any project management can also be provided. I have experience of building within close proximiy to below ground services and can advice on any statutory requirements pertaining to obtaining the correct permissions (e.g. altering sewers) prior to starting on site. I can also advise on other legal obligations such as The Party Wall etc. Act 1996 which may affect your project.

I have exprience working along side other agencies such as Environment Agency and Yorkshire Water as well as various local authorities including DBCP, LABC as well as other private inspectors.
